Our multifamily building had developed leaks in three different apartments, but none of them occurred at exactly the same time. One appeared near a plumbing stack, another followed the line of an interior partition, and the third happened only during wind-driven rain. The existing roof had numerous patches and several obsolete penetrations left from equipment that had been removed years earlier. Moisture readings indicated that parts of the insulation were saturated, making a surface coating an unsuitable option. The contractor proposed a complete replacement divided into controlled sections so that the occupied building would not be left exposed. Tenant coordination began before any roofing materials were removed. Residents received the working hours, an explanation of expected noise, and a contact procedure if they noticed anything unusual inside. The crew started at the section containing the worst moisture and maintained temporary waterproofing at every transition. When the old assembly was opened, deteriorated decking was found around one plumbing stack and near a disused equipment curb. Those conditions were documented before repairs proceeded. The abandoned curb was removed entirely, the deck opening was properly infilled, and the active penetrations were raised or rebuilt to suit the new roof elevation. The replacement assembly included new insulation, a high-density cover board, and a heat-welded single-ply membrane. Tapered components were used around the drains to reduce the depressions that had previously held water. The roof hatch was reflashed, new walkway pads were installed along the service route, and the parapet walls received compatible transition details. One especially positive aspect of the project was the daily reporting. Management received photographs, the portion completed that day, the next planned section, and confirmation that the building had been left watertight. This made it much easier to answer residents’ questions without guessing. The crew also checked the affected apartments after critical phases of the work. Interior protection was adjusted where vibration could disturb dust, and no tenant was asked to leave the building. At completion, the drains were cleared and tested, debris was removed from the rear courtyard, and common hallways were cleaned. The contractor provided roof plans identifying major penetrations, along with warranty information and maintenance recommendations. Multiple storms have occurred since the replacement, including wind from the direction that previously triggered one of the leaks. This masonry-backed building had cold interior walls and older vinyl siding that had become brittle. When replacement was planned, the owners considered using the opportunity to add continuous exterior insulation. The goal was to improve the wall assembly without trapping water or burying window drainage paths. The existing siding and furring were removed so the masonry could be inspected. Cracks and loose mortar were repaired before the new layers began. A continuous control layer was installed, followed by rigid insulation selected for the approved wall assembly. Furring created a secure fastening base and drainage space for the new vinyl siding. Window and door trim was extended to match the increased wall thickness, with flashing integrated at every opening. Electrical boxes, vents, and hose connections received properly sized extensions and mounting blocks. The work progressed floor by floor while apartments remained occupied. Window protection stayed in place only during work directly outside each room. The finished siding remained flat because it was fastened to a planned substrate rather than through uncertain layers. Hats off to NY Roofing! Our house stood on an open corner with little protection from prevailing winds. Several shingles had been replaced after earlier storms, but the remaining roof had become too brittle for dependable localized repairs. Lifted tabs were most common along the rakes, hips, and windward eave. The replacement specification considered the exposure instead of relying on a standard installation pattern. The old shingles were removed, and the plywood deck was checked for loose panels and missed framing. Four sheets were replaced, while additional deck fasteners secured several panels that had begun moving. A sealed underlayment approach was used at the most vulnerable locations, followed by approved starter material and architectural shingles. Fastening followed the selected shingle manufacturer’s enhanced wind requirements. Hip and ridge pieces were installed as part of the same rated assembly rather than substituted with unrelated material. Edge metal and rake details were secured before the shingles went down. The crew paused when wind conditions made handling full shingle bundles or underlayment unsafe. Those decisions extended the calendar slightly but kept the installation controlled. Daily updates explained weather delays instead of leaving the schedule uncertain. Neighboring yards were checked for wrappers and lightweight debris each afternoon. Warranty registration included the exact shingle, starter, hip, ridge, and underlayment products used. Even a small roof leak posed a serious risk to this warehouse because its inventory consisted largely of books and boxed paper products. The existing EPDM roof was almost 20 years old, with repaired seams and increasing shrinkage at the perimeter. Moisture testing found damp insulation along one wall before water had reached the stored inventory. The owner considered repairing the perimeter and postponing replacement. The decision changed after additional testing found separated wet areas around a drain and an equipment curb. A full tear-off offered a clearer way to remove the moisture before it spread. Warehouse staff created temporary empty aisles beneath each roof section. High shelving was covered, and paper inventory was moved away from the exterior wall. Removal proceeded in narrow zones that could be closed with new roofing the same day. The metal deck remained sound except for a small area beneath the leaking curb. New tapered insulation and cover board were followed by a fully adhered TPO membrane. Perimeter flashing was rebuilt with additional securement, and the drain connection was replaced rather than reused. Weather limits were stricter than usual because an unexpected opening could damage a large amount of inventory. Temporary covering remained staged on the roof even after each section was closed.
